Helping people get more out of a property than the obvious answer, through zoning strategy, permitting knowledge, and creative planning. In real estate terms, this is about finding a property's highest and best use, taken further: stacking zoning, permitting, and design together rather than looking at each in isolation.

It started with one property, her own. Redesigned around her mother's care needs into four separate units, one of them rented out for income.

About
Cathrine Ann has spent twenty-one years as an entrepreneur, building five businesses from the ground up across wellness and holistic health, working with more than 17,000 clients along the way. Her work has been featured on ABC News and in the local press, and she's received a certificate of recognition from the Mayor of Tracy, California.
Two of those businesses were built around ideas that didn't exist yet. Her wellness lounge, now Teatoxery, was one of the first to combine a tea and beverage retail model with a full wellness service, closer to a health-focused coffee shop than a typical spa, successful enough to draw copycats. She later built one of the first mobile detox services in the industry, a category that simply hadn't existed before. That same instinct, for spotting a gap nobody's filled yet, is what eventually pulled her toward real estate.
Real estate found her by accident. She bought a house for her mother, who is permanently disabled, and had to construct it around her needs: dividing the existing structure into four separate units, one for a live-in nurse, one for a caregiver, one for her mother, and one rented out for income.

That project pulled her into the creative, strategic side of building: turning overlooked space into permitted, livable structures.
That curiosity led her to raw land in San Diego, where she learned to homestead, built a shipping-container home from the ground up, and taught herself land zoning and permitting along the way. Since then, she's converted two of her own properties and worked with several clients to do the same. Her focus today is mostly single-family homes, where creative use of existing space can make an outsized difference. A 215-square-foot section of unused attic, turned into a micro studio, now brings in $1,500 a month, and the same creative stacking often saves as much in taxes as it adds in income.
She still owns and operates Teatoxery, her wellness business of over a decade, alongside a mobile wellness practice. Real estate is where her focus is going next, and teaching what she's learned, through talks, workshops, and hands-on strategy, is where she's headed.
